Home Buyer Tax Credit
With President Obama’s extension of the First-Time Home Buyer Tax Credit and the newly established Existing Home Buyer Tax Credit, today’s Manufactured Home has never been more affordable for first-time home buyers. These tax credits allow a maximum credit amount of $8,000 for First-Time Home Buyers and $6,500 for Existing Home Buyers. The tax credits are available for homes purchased between January 1, 2009 and April 30, 2010. Single taxpayers with incomes up to $125,000 and married couples with incomes up to $225,000 qualify for the full tax credit.

These tax credits do not need to be repaid unless the home is sold within three years. Also, the credit is refundable and can still be claimed if the taxpayer has little or no federal income to offset. Should that be the case, the IRS will issue a check to the home buyer for the difference between the tax due and the amount of the credit. The tax credit is also available for home buyers who receive government sponsored down-payment assistance.

Any new or resale home purchased by an eligible buyer will qualify for the credit, provided that the home will be used as a principal residence. This includes manufactured and modular homes; may be real or personal property; and may be on owned land or leased land. To qualify as a first-time home buyer, you must not have owned a home in the previous three years. To qualify as an existing home buyer, you must have owned and resided in the same home for at least five consecutive years of the eight years prior to the purchase date.
